Hit Snooze on a Repayment When Cash Is Tight

Like the snooze button on an alarm, PaymentSnooze lets the business skip a monthly instalment and keep the cash working: stocking up for a busy season, taking on a big order or waiting for a large invoice to land. The skipped instalment moves to the end of the loan, and the only cost is one month's extra interest, known upfront. Available after the first three instalments.

⏸

Up to two months a year

Skip up to two instalments in every 12 months, together or separately. (Loans of 6–8 months: one.)

📅

Nothing to pay that month

The skipped instalment moves to the end and the term extends by a month.

💷

One known cost

One month's flat interest, spread over the instalments left in the original term. No surprise lump sum.

Example
£100,000 advance (£102,000 loan including the 2% fee) over 12 months at 1.50% a month flat, skipping month 6

Months 1–5: £10,030.00. Month 6: skipped, nothing to pay. Months 7–12: £10,285.00, the usual instalment plus a £255.00 share of the £1,530.00 extra interest. Month 13: £10,030.00, the skipped instalment at its normal amount. Total repayable £121,890 instead of £120,360.

Who We Back

Funding for Established UK Businesses

Our borrowers are profitable UK limited companies trading for two years or more, typically with turnover of £1m–£10m. Their owners have real equity in their home or business premises, and they have a specific, short-term funding need: money faster, or with more leverage, than a bank can offer.

  • Stock to deliver a new contract, or a discounted bulk stock purchase
  • Building up stock and staff ahead of a seasonal peak
  • Bridging the gap while customers pay their invoices
  • Replacing several daily-repayment facilities with one monthly instalment
  • Refits, expansion or partner buyouts for private healthcare practices and independent pharmacies

Interest & Repayments

How Repayments Work

Simple Flat Rates

Interest is calculated on the original loan amount and charged for the full term; it doesn't reduce as capital is repaid. Each month the business repays an equal share of the capital plus a fixed interest amount, so the instalment is the same every month and the loan is fully repaid by the end of the term.

Monthly instalment = (loan ÷ term in months) + (loan × monthly flat rate)
Example: £100,000 advance over 12 months (£102,000 loan including the 2% fee)
Monthly rateMonthly instalmentTotal interestTotal repayable
1.00%£9,520.00£12,240£114,240
1.17%£9,690.00£14,280£116,280
1.33%£9,860.00£16,320£118,320
1.50%£10,030.00£18,360£120,360
1.67%£10,200.00£20,400£122,400
1.83%£10,370.00£22,440£124,440

The £2,000 arrangement fee is added to the loan, so the business receives the full £100,000 and interest is charged on £102,000. Capital of £8,500 is repaid every month in each case. Monthly rates of 1.17%, 1.33%, 1.67% and 1.83% are rounded to two decimal places.

PaymentSnooze

PaymentSnooze: Hit Snooze on an Instalment

Every FloFund loan comes with PaymentSnooze. Like snoozing an alarm, it lets the business skip a monthly instalment when cash is needed elsewhere, with no renegotiation. Here's exactly how it works.

How to Use It

1

Ask us

Tell us at least 10 working days before the instalment is due.

2

Keep your cash that month

Nothing is collected. Used within the rules, a PaymentSnooze month is never treated as a missed payment.

3

The instalment moves to the end

The skipped instalment is paid at its normal amount after your last scheduled instalment, extending the term by one month.

4

One known cost

One month of flat interest for each PaymentSnooze month, spread equally over the instalments left in the original term. No lump sum at the end.

PaymentSnooze at a Glance

  • How many: up to two instalments in each 12-month period of the loan, taken together or separately. Up to four on a 24-month loan. Loans of 6–8 months can use one.
  • When: once the first three instalments have been paid on time and the account is up to date.
  • Notice: at least 10 working days before the instalment is due.
  • Not available: for the final instalment, or while the account is in arrears.
  • Fresh each year: unused months don't carry over to the next 12-month period.

Who We Lend To

Sectors We Focus On

We lend to established, profitable UK limited companies with positive free cash flow, real equity in property and a specific need that a 6–24 month loan clears. These sectors are a natural fit.

Technicians assembling and testing components on the benches of a UK precision manufacturer

Manufacturers

One of our lead sectors. Established producers with long-standing customers, cash tied up in raw materials and work in progress, and factory premises that are often owned.

  • Raw materials to fulfil a large new order or contract
  • Covering the gap between production and customer payment
  • Building up stock ahead of a seasonal peak
  • Replacing several daily-repayment facilities with one monthly instalment
Managers of a UK distribution business going through delivery paperwork in the office above their warehouse

Wholesalers & Distributors

One of our lead sectors. Cash gaps driven by stock and customer invoices, seasonal swings where PaymentSnooze really earns its keep, and warehouses that are often owned.

  • Discounted bulk stock purchases
  • Stock to supply a new customer or contract
  • Covering slow-paying customers
  • Building up ahead of a seasonal peak
Dentist and dental nurse treating a patient in an independent UK dental practice

Private Healthcare & Pharmacies

Independent pharmacies, along with dental, veterinary, physiotherapy and similar clinics, with steady, recurring patient income. Often run by owners who hold their premises.

  • Refits and expansion: a new surgery room, a pharmacy consultation room or a second site
  • Partner buyouts, or practice and pharmacy acquisitions, until long-term funding is in place
  • Working capital while new capacity ramps up
  • Fit-out, equipment, software and working capital in one package
Team at a UK wholesaler loading stock onto a lorry in the yard ahead of a busy season

Seasonal Businesses

Established businesses whose trade rises and falls with the seasons, whether that means one busy period a year or several, provided any low season lasts no more than about three months.

  • Funding stock or staff ahead of a busy season
  • PaymentSnooze to skip an instalment in a quieter month
Refinancing Stacked Debt

"Send us your clients drowning in daily repayments."

Businesses carrying two or three revenue-based or unsecured facilities often pay considerably more than a FloFund loan, with daily repayments. Consolidating them into one secured loan with a single monthly instalment over up to 24 months can transform their cash flow. Many revenue-based loans are repaid within about six months, so bring these cases to us early.

✓ What a Strong Case Looks Like

  • UK limited company trading for two years or more
  • Turnover typically £1m or more (minimum £800,000)
  • Profitable, with positive free cash flow and positive net assets
  • Monthly free cash flow of at least 1.3× the instalment, ideally 1.5×
  • Real equity in a home or commercial premises in England or Wales
  • No unsatisfied CCJs over £1,000 in total, no HMRC arrears unless on an agreed plan that's being kept to, and Companies House filings up to date

✕ Not Currently a Fit

  • Construction and building contractors, including HVAC installers
  • Thin-margin hospitality and general retail (independent pharmacies are welcome)
  • Businesses with a quiet period of more than about three months
  • Companies trading for less than two years
  • Property development and property investment companies
  • Gambling, adult content, crypto-assets, arms, and consumer or payday lenders
  • Borrowing to cover ongoing losses rather than a specific, temporary gap
  • Companies in an insolvency process, and directors who are disqualified or have been bankrupt in the last six years
  • Cases where a director's home is the only real asset and the equity is thin

Our Story

FloFund was set up to fill a specific gap in business lending: fast, flexible loans of £50,000–£350,000 for established limited companies that need money faster, or with more leverage, than a bank can provide.

Bank lending can take weeks. Many good businesses end up stacking expensive unsecured or revenue-based finance with daily repayments. We decide in principle within 48 hours, typically pay out within ten days and lend up to 85% LTV. For businesses carrying stacked debt, we're the cheaper, longer option.

We built in PaymentSnooze because we want borrowers to have real control over their cash flow.

FloFund provides commercial loans to UK limited companies for business purposes only. We don't lend to consumers, and our loans are not regulated by the Financial Conduct Authority.

Our Values

Transparency

Every rate, fee and condition is in writing before the borrower commits.

Speed

Decisions by experienced underwriters, without layers of committees.

Rigour

Every loan is approved by two underwriters against a written credit policy, so every decision is consistent and well-documented.

Fairness

Brokers get honest, specific feedback on every case. Borrowers get clear terms.

ESG & Responsible Lending

Our Commitment to Responsible Business

FloFund integrates environmental, social, and governance principles into how we lend, how we operate, and how we engage with our community.

🌿

Environmental

We welcome cases that fund energy-efficient upgrades to business premises, and we work digitally wherever we can.

🤝

Social

We lend to help established UK businesses grow and protect the jobs they support, and we check affordability carefully so a loan helps a business rather than stretching it.

⚖️

Governance

Every lending decision is documented and approved by two people. We maintain conflicts of interest, anti-money laundering and whistleblowing procedures, and file annual accounts at Companies House.

✓ Responsible Lending Commitment

FloFund conducts an affordability assessment on every application, including a check that monthly free cash flow comfortably covers the instalment. PaymentSnooze gives borrowers extra control, with the option to skip an instalment when they need to. We do not lend to businesses where we believe the loan repayments would cause undue financial hardship. If a borrower's circumstances change materially during the loan term, FloFund commits to engage constructively before taking enforcement action.

FAQs

Frequently Asked Questions

The Loan

Who can borrow from FloFund?+
UK limited companies trading for two years or more, profitable with positive free cash flow, typically with turnover of £1m or more (our minimum is £800,000). The directors or the company must own property in England or Wales with real equity, such as a home with a modest mortgage or commercial premises.
How much can I borrow, and for how long?+
Loans range from £50,000 to £350,000 over 6 to 24 months. The loan is fully repaid by the end of the term through fixed monthly instalments.
What can the loan be used for?+
Any specific, short-term business need that the loan will clear within 6–24 months. Common uses include buying stock for a contract, discounted stock purchases, building up ahead of a seasonal peak, covering slow-paying customers, and consolidating stacked unsecured or revenue-based finance into one monthly instalment. For private healthcare practices, we also fund refits, expansion, partner buyouts and practice acquisitions, and packages combining fit-out, equipment, software and working capital. We don't lend to cover ongoing losses.
What is the interest rate?+
A flat rate of 1.00%, 1.17%, 1.33%, 1.50%, 1.67% or 1.83% a month, set by our risk assessment and confirmed in the decision in principle. It's fixed for the whole term and charged on the original loan amount, so £100,000 at 1.50% a month costs £1,500 in interest each month.
What does a "flat rate" mean?+
Interest is calculated on the original loan amount and charged for the full term. It doesn't reduce as you repay capital. Each month you pay an equal share of the capital plus a fixed interest amount: monthly instalment = (loan ÷ term in months) + (loan × monthly flat rate). For example, a £100,000 advance becomes a £102,000 loan once the 2% arrangement fee is added. Over 12 months at 1.50% a month flat that is £8,500.00 capital plus £1,530.00 interest, so £10,030.00 a month and £120,360 in total.
Are there balloon or interest-only payments?+
No. Every FloFund loan is fully amortising, with fixed monthly instalments and no balloon payment at the end.
What security is required?+
Every loan is secured on a specific property in England or Wales: a first or second charge on commercial property, or a second charge on residential property behind the existing mortgage, up to 85% LTV including existing charges. We may also take a debenture or a cross-company guarantee where the case calls for it.
Do I need to give a personal guarantee?+
Yes. Every executive director, and every shareholder with 25% or more, gives a personal guarantee, covering at least 51% of the shares in total. Everyone giving a guarantee or a charge takes independent legal advice before signing.
What fees are there?+
Our arrangement fee is 2% of the advance. It is added to the loan rather than deducted, so your business receives the full amount, and interest and repayments are calculated on the total loan including the fee. Your broker may charge a fee of up to 5.5% of the loan amount (max £15,000 per loan), either upfront, as a share of up to 5.5% a year included in your monthly instalments, or a combination of the two. Any third-party costs, such as valuation and legal fees, are set out before you commit.
How quickly can I get the money?+
We give a decision in principle within 48 hours, and funds are typically released within ten days of that, once the valuation and legal work are complete.

PaymentSnooze

What is PaymentSnooze?+
PaymentSnooze is the snooze button built into every FloFund loan. Like snoozing an alarm, it lets the business skip a monthly instalment when cash is needed elsewhere, with no renegotiation. The skipped instalment moves to the end of the loan. Businesses use it to keep cash working for them: stocking up for a busy season, taking on a big order or waiting for a large invoice to land.
How often can I use PaymentSnooze?+
Up to two instalments in each 12-month period, taken together or separately. That's up to four on a 24-month loan. Loans of 6–8 months can use PaymentSnooze once.
When can I start using PaymentSnooze?+
After just three instalments: once your first three instalments have been paid on time and your account is up to date.
How do I hit snooze?+
Just let us know at least 10 working days before the instalment is due. We won't collect that instalment, and we'll confirm your updated schedule.
What does PaymentSnooze cost?+
One month of flat interest for each instalment you skip, spread equally over the instalments left in your original term. The skipped instalment itself is paid at its normal amount at the end. On a £100,000 advance (£102,000 loan including the arrangement fee) over 12 months at 1.50% a month, skipping month 6 means £10,030.00 in months 1–5, nothing in month 6, £10,285.00 in months 7–12 and £10,030.00 in month 13: £121,890 in total instead of £120,360.
Does a PaymentSnooze month count as a missed payment?+
No. PaymentSnooze is a built-in feature of your loan, so a PaymentSnooze month used within the rules is never treated as a missed payment.
Can I carry PaymentSnooze months over, or skip my last instalment?+
No. Your allowance resets for each 12-month period, the final instalment can't be skipped, and PaymentSnooze isn't available while an account is in arrears.

For Brokers

Do you accept direct borrower applications?+
No. FloFund is a broker-only lender. All cases must be introduced by a professional commercial finance intermediary. If you run a business and are looking for finance, please speak to a commercial finance broker who can introduce your case to us.
How are brokers paid?+
You choose, up to a maximum of £15,000 per loan. Option A: an upfront fee of up to 5.5% of the loan amount, charged by you to your client. Option B: a revenue share of up to 5.5% a year on the loan amount, paid by your client in the monthly instalments and passed on to you by FloFund. Option C: a combination of the two. Our 2% arrangement fee is separate and deducted from the advance.
What documents do you need?+
Last filed accounts; management accounts since the last filed accounts, no older than six months; six months' business bank statements (12 months for seasonal businesses); details of all existing finance, including revenue-based and unsecured facilities; the HMRC position, including any time-to-pay arrangement; a statement of assets and liabilities from each guarantor; and the security property address, estimated value and any existing mortgage. On request, we may also ask for aged debtors and creditors. For loans over £150,000 we also need VAT returns for the last 12 months.
How quickly do you respond to cases?+
We acknowledge every new case within 4 business hours and issue a decision in principle within 48 hours. Every decision in principle is backed by a desktop property check and includes the rate tier offered, so the terms you take to your client hold through underwriting.
Which cases are not a fit?+
At the moment we don't lend to construction and building contractors (including HVAC installers), thin-margin hospitality and general retail (independent pharmacies are welcome), businesses with a quiet period of more than about three months, companies trading for less than two years, or property development and property investment companies. We also don't lend to gambling, adult content, crypto-asset or arms businesses, or to consumer or payday lenders; to cover ongoing losses; to companies in an insolvency process; where a director is disqualified or has been bankrupt in the last six years; or where a director's home is the only real asset and the equity is thin.
Who can introduce business to FloFund?+
Professional commercial finance intermediaries. You don't need to register before introducing your first case, but registering on our For Brokers page gets you a named underwriter contact and our product sheet.

Managing Your Loan

What happens if I miss a payment?+
We'll be in touch the same or next working day to understand why. If you can see a tight month coming, tell us early: with 10 working days' notice and an up-to-date account, you can use PaymentSnooze instead.
Is the rate fixed for the whole term?+
Yes. Your flat rate is fixed for the full term, whatever happens to the Bank of England base rate, so your instalment only changes if you choose to use PaymentSnooze.
Are loan repayments tax deductible?+
The interest element of your repayments is generally a deductible business expense, reducing your company's taxable profit. The capital element isn't. FloFund doesn't give tax advice, so please ask your accountant about the tax treatment of your loan, including the arrangement fee.

Regulation & Compliance

Is FloFund regulated?+
FloFund provides commercial loans to UK limited companies for business purposes only. We don't lend to consumers, and our loans are not regulated by the Financial Conduct Authority. We still carry out full identity and anti-money laundering checks on every case, and set out every term and fee clearly before a borrower commits.
What AML/KYC procedures do you follow?+
FloFund complies with the Money Laundering Regulations 2017 and the Proceeds of Crime Act 2002. All borrowers and directors undergo electronic identity verification, PEP and sanctions screening, and source of funds/wealth checks.
How do I make a complaint?+
Please email us at complaints@flofund.co.uk. We'll acknowledge your complaint within 5 business days and aim to resolve it within 8 weeks. If you're unhappy with how it's being handled, you can ask for it to be escalated to our Complaints Manager at any point before our final response.

      SME Lending Guides

      FloFund Blog

Practical guidance for SME owners and brokers on short-term business loans, refinancing daily repayments and how FloFund loans work.

How Does a Second Charge Business Loan Work?

A second charge business loan lets an SME borrow against property that already has a first mortgage, subject to consent, equity and affordability.

Replacing Daily Repayments With One Monthly Instalment

How consolidating revenue-based and unsecured facilities into one secured loan can free up cash flow for an established SME.

What Security Do SME Lenders Require?

What lenders look for in property security, how loan-to-value works, and why affordability matters as much as the property.

How Does a Second Charge Business Loan Work?

A second charge business loan is secured on property that already has a first mortgage. For the owners of established UK SMEs, it can release capital for the business without disturbing the main mortgage, provided there is enough equity and the borrowing is affordable.

      What second charge means

The lender registers a legal charge behind the existing mortgage holder. If the property is ever sold to repay the debt, the first charge lender is repaid first, then the second. Because that position carries more risk, lenders look closely at loan-to-value, the property itself and whether the business can comfortably afford the repayments.

      When it is useful

Second charge borrowing suits a specific, short-term business need: buying stock for a new contract, building up ahead of a seasonal peak, bridging the gap while customers pay, or replacing several expensive daily-repayment facilities with one monthly instalment. It is not designed to cover ongoing losses.

      What lenders check

Expect checks on the property value, the existing mortgage balance, the company's trading record and accounts, bank statements, the directors' credit history and whether monthly free cash flow comfortably covers the instalment. A valuation and solicitor work are normally part of the process.

      How FloFund does it

FloFund lends £50,000–£350,000 to UK limited companies over 6–24 months, secured by a second charge on residential property or a first or second charge on commercial property, up to 85% LTV including existing charges, with personal guarantees from the directors. Repayments are fixed monthly instalments that repay the loan in full by the end of the term, with no balloon payment, and PaymentSnooze lets the business skip an instalment when it needs to. We give a decision in principle within 48 hours and typically release funds within ten days.

      Key risks

The property is at risk if the loan is not repaid. Borrowers should understand the interest, fees, valuation and legal costs before going ahead, and directors offering their home as security should take independent legal advice.

Replacing Daily Repayments With One Monthly Instalment

Many profitable SMEs end up with two or three revenue-based or unsecured facilities at once. Each one made sense when it was taken out, but together they can take a large slice of every day's takings, leaving little room to run the business.

      Why stacked daily repayments hurt

Daily or weekly repayments come out before the business has paid suppliers, staff or HMRC. Revenue-based facilities are often repaid within about six months, so the effective cost can be high, and businesses frequently refinance one facility with another to keep going. The result is a business that is trading well but always short of cash.

      How consolidation works

A single secured loan repays the existing facilities in full. The business then makes one monthly instalment over a longer term, which is usually far easier to plan around than daily deductions. Because the loan is secured on property, the rate is typically lower than the facilities it replaces.

What a lender will look at

Lenders want to see that the business is established and profitable, that monthly free cash flow comfortably covers the new instalment, and that there is real equity in a home or business premises. Up-to-date filings and no unmanaged HMRC arrears also matter.

      How FloFund helps

FloFund lends £50,000–£350,000 over 6–24 months at a flat rate of 1.00%–1.83% a month, with fixed monthly instalments, up to 85% LTV and PaymentSnooze built in. We give a decision in principle within 48 hours and typically release funds within ten days. Brokers: bring these cases to us early, before the business takes on another facility.

What Security Do SME Lenders Require?

Security gives a lender a fallback if a business loan isn't repaid. In property-backed SME lending, that usually means a legal charge over property, alongside checks that the business can afford the loan in the first place.

      Property security

A registered first legal charge over a property is the strongest form of security. A second charge, behind an existing mortgage, can also work where enough equity remains. Lenders assess the property's value, location, tenure, condition and existing debt before deciding how much they can lend.

      Loan-to-value

Loan-to-value (LTV) compares the total debt secured on a property with its value. Many secured lenders stop at around 70–75% LTV. FloFund lends up to 85%, including any existing charges, so a property in England and Wales worth £500,000 with a £200,000 mortgage could support a FloFund loan of up to £225,000.

      Affordability comes first

Security alone is rarely enough. Responsible lenders want to see that repayment comes from the business, not from selling the property. Expect a review of trading history, accounts, bank statements, tax position, credit history and the purpose of the loan. At FloFund we look for monthly free cash flow of at least 1.3–1.5 times the instalment.

      Legal and compliance checks

Expect identity and anti-money laundering checks, an independent valuation, title checks and solicitor involvement to register the charge. These steps protect both lender and borrower by confirming that the security can be relied on.

The strongest cases combine good property security with a simple commercial story: why the money is needed, how it helps the business and how the monthly instalments will be met.
